LEED – Impact on New Construction

We’ve all seen the signs indicating a new construction project is underway. In this day and age more and more are becoming environmentally conscientious. What does that mean for those who are in the Construction field? It means they need to be on the cutting edge of green technology.

What is LEED? Leadership in Energy and Environmental Design (LEED) is basically a third-party certification program. It is a nationally accepted organization for design, operation and construction of high performance green buildings. This ensures the buildings are environmentally compatible, provide a healthy work environment and are profitable.

LEED certified buildings are commanding higher rental rates and great occupancy than the non-green buildings. This trend cannot help but impact the Investment community. The supply while gradually increasing is not keeping up with the demand for green buildings.

LEED buildings are awarded points for sustainability for things like energy-efficient lighting, low-flow plumbing fixtures and collection of water to name a few.

Recycled construction materials and energy efficient appliances also impact the point rating system. In the political climate of today’s world, as the earth’s natural resources are being depleted at an alarming rate the construction industry is being compelled to look at alternatives to traditional construction materials and styles.

More and more legislation is being passed that impacts not only zoning but environmental impact for new construction. LEED certification and Energy Star ratings seem to be the future of construction projects. It’s important to not only build beautiful buildings but buildings that are energy efficient, healthy for their occupants to exist within and that they not harm the environment.

Those of us who populate those buildings can feel good about the part we are doing to help the environment and preserve what is left of the environment after years and years of taking natural resources for granted.

Green technology as it continues to catch on will generate additional jobs and challenge conventional wisdoms. Look what happened in the auto industry with the electric cars. It didn’t really catch on despite the fact that many who had the opportunity to test drive them wanted to keep them. Instead they were basically scrapped because of big business. Now we have hybrids and more and more companies are looking for ways to create cars that are more environmentally friendly.

Interest in green technology will stimulate job-market growth, and open up new business venues as it continues to catch on. Just like any other market, competition is healthy and a monopoly is not. Increasing public awareness is crucial to the continued expansion of LEED certification and the advancement of green technology in construction pr

A New Construction Season Brings New Dangers

Article by George Murphy

A lot of New Jersey and New York construction workers anticipate the new construction season with a combination of emotions; an enthusiasm about getting out there and earning money while anxious about potential accidents and injuries. As construction employers take advantage of the winter season to schedule jobs for the upcoming season, they should also take specific steps to help protect construction workers from serious job related injuries.

What Can Be Done Before Work Begins Again?

While you cannot be accountable for your company’s procedures, there are a number of explicit ways your manager can reduce the chance of construction accident occurrences. It is a good idea to ask your company these few questions.

1. Have any Safety Standards Changed Since Last Year? Both federal and state governments pass safety regulations each year that are explicitly designed to guard against serious construction worker injuries. Fresh guidelines are commonly added and could necessitate construction companies to operate in a different way than workers are accustomed to. For example, this year the Occupational Health and Safety Administration (OSHA) issued a new directive designed to protect residential construction workers from fall accidents and injuries. This new directive differs quite a bit from past residential constructions edicts, and construction companies must adhere to this new directive accordingly.

2. Are You Going to Provide Safety Training for Employees Before the Busy Season Starts? Employers have a responsibility to train employees on the proper use of safety equipment and on safety rules before they begin work or when equipment or safety standards change. Your employer may need to provide updated safety training before the spring.

3. How Will Equipment Be Checked to Ensure That it Is Still Working Properly? It is no secret that most equipment used in construction can really hurt you. If an injury occurs because of faulty equipment, then there is a good chance that either the equipment manufacturer or distributor can be held liable. However, if the injuries occur because the employer failed to maintain or inspect the equipment or because the employer failed to train workers on how to use the equipment, then the employer may be liable for injuries.

What Can Be Done if I Get Injured on a Construction Site?

An employer’s failure to take appropriate steps to ensure your safety may result in your employer’s liability for any resulting injuries. Compensation may include damages for past, present and future medical expenses, rehabilitation costs, lost income, and pain and suffering. If you have been hurt, or if you have lost a loved one, in a New York or New Jersey construction accident, please contact a New Jersey and New York construction accident lawyer today.

Buying New Construction Homes

Article by Kinan Beck

“Wouldn’t it be exciting to move into a new constructed home? You could infuse it with your own style since it’s never been lived in by anyone but you. And it’s likely to be up-to-date in terms of all of the electronic and technical specifications that you’re seeking in your new home. But how do you buy a new construction home? Aren’t they expensive? And how do you even find out about them before they’re getting sold to someone else? As it turns out, you just need to do some research into buying a new construction home and the process isn’t that difficult at all.

Here’s what you need to know to buy a new construction home:

* The home is going to need to have a home inspection done. Many people don’t realize this. They think that a new constructed home is being overseen by the builders and that an inspection is part of the deal but that’s not the case. You’ll need to get a home inspection done before you buy it, and you should try to get payment for that worked into the contract of buying the home so that you don’t have to foot the bill.
* You can buy a new construction home with plans to sell it but you shouldn’t look for an immediate turnaround sale. You should plan to live in your new construction home for awhile or to rent it out because it’s likely to be worth more down the line than it is now. You aren’t going to be able to do a lot of fix-up on a new construction home to increase its value.
* You can make choices in the design of the home. For people who are planning to live in the new home, this is a great feature of new construction homes. You can make choices about many different features of the home such as exterior design or lighting fixture selections.
* You should work with a realtor. Many people try to buy a new construction home without a realtor because they feel like they’re working with professionals (the people who are developing the area). But you should have someone on your side who can advice you about buying a new construction home. That person is your realtor. Make sure to choose one that is familiar with the geographic area in which you want to buy and who has experience in new construction home buying.
* New construction homes meet specifications that old homes might not. There are all sorts of specifications to keep you safe from natural disasters and other home issues. While older homes should be renovated to meet these specifications, you’re more assured that they are met when you buy a new construction home. You can also get some perks of technology such as cable routing. Additionally, any appliances that come with a new construction home will be up to new standards.

There are a number of great reasons to move into a new construction home, starting with the fact that it will really feel like a place that is all yours. But you should do your legwork to make sure that you find the new construction home that is right for you and that it meets all of the needs that you have.”

If you pull in a wrong person for your new construction many things can go wrong despite your personal attempt to control everything. If you hire a private contractor you have hardly any guarantee about his efficiency. He may hire incompetent architects or workers for his own personal gains and by the time you realize such facts damages might be irreversible. Reputed construction companies have several contractors in-charge of their multiple projects and all these contractors are subject to company orders. Their job is to coordinate the working of different architects, designers, workers and labors appointed by the company. This ensures better control and more efficiency on their part. In other words, they cannot jeopardize your new construction plans for their personal benefits. High prices are the only downside of hiring a reputed construction companies but otherwise, it is the best and safest option available at your disposal.

You can reduce your new construction cost by hiring a regional company or a local construction contractor. This would reduce the transportation charges and wastage of time. Check out the houses built by your contractor or the architect appointed by your construction company. This would give you a clear view of their skill and professional abilities. Talk to those home owners to learn about the challenges they faced in getting the construction in place.

Your contraction should be able to predict and phase out the time required for your new construction to materialize. Also, he should break down the expenses associated with each stage in such a format that you can easily figure out ways to reduce the expenses by canceling unwanted items. In fact, he should be in a position to help you bring down the total cost of your new construction to as reasonable as possible. If he cannot do that in advance, you can conclude that he is not the right person to win your new construction contract.
